Here's how I look at it...
To me, the reasons to buy a cat from a good/legit breeder is that you know you are getting a selectively bred cat, which is representative of the breed, and that you are able to get him at a kitten-age (because they are fun), and that you know that they are well raised, healthy, and well socialized. Note that I said a good/legit breeder, so you have to do your homework on that too.
The reason to get a cat from a shelter is that it is the socially responsible thing to do, plus at least their health has been checked out, they've been given basic care, and they'll tell you about any findings. That plus you can go meet the cats, spend time with them find one that has a personality that you like and seems particularly compatible.
I think buying a cat from "some guy" is something I would probably never do. It has none of the advantages of either of the above, and just the fact that they are selling their cat rings all kinds of red flags to me.
